As the holidays approach us the question always comes up “SHALL WE SELL OUR HOUSE?” or do we wait until Spring?  I always seem to be in an escrow during Christmas season so from my experience it has always been a good time to buy or sell.  My clients have often been relocation buyers and when they accept a job and have a great Relo package it is most certainly a good time to buy!  

Yes, the holidays can be a challenging time because of the decoration issue.  However there is always a way to shoot a photograph around a Christmas tree or a Thanksgiving table display!  I am never daunted by that challenge so don’t worry one bit about that aspect of selling during holidays!   Sellers that are putting homes on the market at that time are motivated.  They HAVE a place to go!  During the summer months sellers can be charmed by agents that want to “buy their listing” by over pricing.  During the winter months the comparable’s really set the price if a seller in truly interested in selling at this time.  YES, there will be less buyers, but YES they will be more interested in purchasing a home if they are looking during winter months.

Mortgage rates are still historically low – huge buyer motivation!  Homes during the winter also have a different kind of style and feel.  What is more attractive than a roaring fire in the fireplace and the smell of Thanksgiving or Christmas baking.  Houses can actually be staged to accommodate the feel of the holiday and make the house warm and inviting.  Open Houses take on an entirely different feel!  I LOVE a good Halloween Open House with goblins and witches!  If a family comes to visit we win by default if buyers have children!

There is always buyers and sellers!  Don’t hesitate to list your house during this time!  What better gift than a new home for the family!

Imagine having a family member in critical care or long term care at the hospital and not having the funds to stay in a hotel meaning your nights and days are spent in a chair.  Causing the patient anxiety and stress to see their loved ones in discomfort and making the healing process harder on the patient.  Situated close to UC San Diego Medical Center in Hillcrest, the Bannister House provides a haven of comfort and hope for families who share this experience and concern.  In a home like environment this non medical atmosphere serves as a retreat of home and stress,  If the walls could talk they would share stories of thousands of guests who have laughed, cried, prayed and rejoiced during their stay.

The home was provided in 1994 by the late Ralph Bannister who’s generous donation enables UC San Diego Health to construct the Bannister Family House in member of his wife and daughter.  Although the Family House is affiliated with UC San Diego Health, it is not funded by the revenue generated from clinical services.  The house relies on donations and private support of individuals, corporation and foundations to operate on a daily basis.   The house is open 365 days a year and families are asked for a nominal fee per night to help defray costs for upkeep and operation.   Aside from Ronald McDonald home there is nothing available like Bannister for patients support system.

It’s amazing that its already September!  Don’t know where this year has gone.  Every month I like to see what great events our beautiful city has to offer!  The following are some that may be of interest before September gets away from us!  TASTE OF DEL MAR – September 7- 5:00-8:00 PM.  this has been happening in Del Mar Village for as long as I can remember.  Culinary creations from local and award winning restaurants.  This year brings Craft Beer and Wine “sip Stops? and live music.  Hmmmm wonder how the ID situation will be handled?


Location:  North Harbor Jetty Beach, Oceanside.  No better charity event than one for firefighters!  Starts at 7:00 am.  Surf UP!


September 9/ 12:00-8:00 pm-  Embarcadero Marina Park North.  Info:  Features members of the Blues Hall of Fame, a Grammy Award winner and many other blues acts.  This is benefit for Jacobs & Cushman San Diego Food Bank.  Again its great to attend events where proceeds do great things!

CARDIFF GREEK FESTIVAL –  September 9-10-  10:00-9:00 PM Sat 10:00 PM)

Location Sts Constantine and Helen Greek Orthodox Church.  Be Greek for the day and enjoy fabulous authentic food, music, live entertainment, dancing and children’s activities.   I have gone to many of these festivals and they are amazing fun!  Think it includes plate throwing!

KABOO DEL MAR FESTIVAL- September 16-17-  Del Mar Race Track   World class music, hilarious comedy, great cuisine, craft libations, inspiring art and more.  Seems like its great fun but since I live above the track this is not as joyful for me.  Crazy traffic.  Come early.  Don’t call me for help:)

SO you found a house that you love but because our San Diego prices can be daunting sometimes you have to “tighten” up that wish list when house hunting.  Here are a few tricks that can help a buyer achieve more space literally using “smoke and mirrors”  (neither term that I like to use for a kitchen).

This should be common sense but sometimes its easier hearing it from another source.  Think LIGHT!  Light colors just open up a space.  There are a billion colors of “white”. There use to be one “Navajo White”.  No more!  So if you are thinking of painting the cabinets a trendy “grey” just go a Dunn Edwards store (or just about any paint department) and they can recommend paint for cabinets.  Paint for walls, Paint for ceilings.  Don’t look at 100000 color swatches.  Let someone help you decide!  Dunn Edwards in Del Mar is usually not that crowded and are happy to help.  Plus they have list of painters they recommend.

Back splashes are also amazing these days.  No longer do you have to pick up ONE tile at a time and pray it all turns out.  They literally come in STRIPS that you can hold up to your wall and decide if you like the look before you glue it down.  Then grout.  And there’s a LOT of grout options!  Pick a bold design which will give the room focus point it would have had before.  You can literally buy a few strips and then decide.  If you are handy you can actually do it yourself.  I personally hire a professional handyman to be on the safe side.  I LOVE back splashes!

Shelving is wonderful!  Is there room above the stove?  Are your cabinets low enough so you can hang shelves above them?  Is there some wall space for shelving unit? Then put some of your loved possessions with bright colors to give that kitchen sparkle and shine!  Painting the shelves bright white also adds “pop” to small space.If possible remove some cabinet doors.  Paint the inside of the cabinets and leave open or go to a glass store and take cabinet doors.   See how these can be altered to fit in some glass inserts.

Pot racks are great.  Some people don’t like them but I love to cook and show off the wares!  You can even do restaurant shelving like the photo above and with large hooks use the sides and back of the shelving to hang pots and accessories.

Small kitchens can have their very own feel.  Let your imagination run wild!

  With the help of a past Staging Course as well as Pottery Barn ideas I was excited to pick up some additional tips to pass on to clients thinking of relocating and selling their home.  They were going to another state so the size of the new property would be the same or maybe a tad larger so the ideas could happily travel with them on the journey.  I am fortunate to have a natural ability to “move furniture” around as well as having completed the Staging Institute Course so the following ideas were fairly easy to implement.

The living room was spacious and offered nice views of a canyon not super close but just far enough to add scenery when gazing out the windows.  It was interesting to note that they had a large sectional that faced a fire place.  Now in the winter and fall the fireplace is probably “roaring” at night- but the other two seasons you are looking at a nice mantel.  The sectional is great when you want to all spread out together, including the dogs, but for sheer entertaining and being functional a sectional takes up most of a room and usually can only be laid out in one way.  There was also a lovely imitation Person Rug that defined the layout of the sectional and the coffee table while leaving lots of empty “air space” in the room that was going to waste.

Solutions were fairly easy as the  family was not overly fond of the sectional anyway and it had seen better days.  The concern of the area rug was easy.  You can literally go to any store that sells “carpet” and give them dimensions you can pick out style you like and have it  “cut to size?.  They will even bind it for you so no frayed edges and “poof” you have the perfect size carpet.  This can be included when selling the home or taken with you. The floors were older Oak Engineered Wood so this was perfect as carpet blended in perfectly covering most of the wood yet utilizing the edges to frame the room!

We had budget for furniture spending and these days many stores that offer great pieces at reasonable prices.  Taking into account being able to see the views two separate “non matching couches were purchased as well as one arm chair.  Different sitting areas were designed to take advantage of the view as well as the fireplace.  Chairs and end tables were grouped into what was previously vacant space and instead of three lamps there were not five for better lighting. The great thing is the rug can be left for new owners or taken with sellers.  Voila room transformed.  I bet new owners will want to buy the sitting area furniture!

Did you wake up this morning and decide you wanted to see your own home??  Have you heard horrific stories regarding Real Estate Agents and how all they want is to “cash the check”?  Are you considering putting a sign out on your lawn and seeing where that takes you in this low inventory market?  You might want to rethink this decision!!!

There are LOTS of good agents!  We frankly are right at the top of that criteria!  We handle transactions for beginning to end!  Ourselves!  We protect you from scary legal issues and once that new owner has the keys you can feel secure that all went perfectly.  Well we make it seamless!  A home purchase is one of the biggest transactions for a buyer.  No matter the price range!  The representation of a professional far outweighs the benefits of selling your own home!  These are the days of getting sued for “anything” by “anyone”!  A home seller just cannot know all the ins and outs of what a transaction entails!  When we present a client their complete care is our main focus!  We put your needs over our own every time!

Two normal people dealing with a sale.  No problems!  WRONG!  The owner or seller may have no clue as to what the real value of their property is.  They merrily go on Zillow and if they like what they see that’s “their price”.  If not they count on the home that just sold down the street and come up with that sales price.  Not considering that unless that home is EXACTLY like theirs this won’t work!  If they go with Zillow they most likely have a better chance of getting discovered by Brad Pitt for his next movie than to get that price.  Sellers are just not familiar with APPRAISALS!  I go to every appraisal armed with a report of the SOLDS in the neighborhood.  First of us all is “like for Like”.  Then I figure houses that have sold for less and for more and compare those to our listed property and adjust.  YES, appraisers can talk to me and truly do appreciate the work I help them with!  We do everything we can for the LENDER as he is HOLDING THE MONEY!

Don;’t even get me started on disclosures!  We as agents are held to a higher standard because we have licenses to protect!  Agents know how crucial it is to disclose, disclose, disclose!  Not to scare the buyers but to protect them and the sellers for any future problems!  YOU DIDN’T TELL ME YOU HAD A ROOF LEAK!!!Finding a Home Inspector is easy – finding a really good one – well that takes experience!  My partner goes to every inspection and “knows stuff”!  He can interpret issues professionally and knows what can be a problem and what isn’t.  Knowing the difference between a GFIC and a hot wired outlet is pretty important!

I could go on and on but too much for a single blog.  Neighborhoods, Schools, Parks, Shopping, STAGING, Marketing and so much more!  We do this every day!  A seller may have never left his block!  Hire an agent.  Interview a few!  Get client reviews!  Selling a home is like having a “short term” relationship while your home is on the market.  Hiring someone you like and trust can be a great experience!  And besides that you get the best price and terms on your sale.  Peace of mind is priceless!
